St. Gregory CS in Etobicoke – #9 in the SUSI Rankings in 2013

The Catholic school rankings in Etobicoke are usually sought out by concerned parents looking to find out what the best schools in Etobicoke actually are these days. However, the schools that accomplished the best EQAO pass-rates last year (which is how the Fraser Institute groups their rankings by default) is almost assuredly not the “best” school for your child. Not only does consistency have to be measured, but also the happiness the parent feels with their home!

***Please note that the TCDSB has an open boundary policy which means that students can attend any school they wish as long as there is space, and the principal supports the application. The only exception to that is there are a few schools with attendance boundaries.

As an experienced Realtor and the GTA’s most prominent school advisor, I can find you a house that you want in any of the great Catholic school districts in Oakville, Mississauga, Burlington, Milton, Brampton, Etobicoke, Vaughan, Richmond Hill or Markham. I know the great school districts in all of these areas (having done the school rankings myself) and know much about schooling itself.

There are currently 31 Catholic elementary schools in Etobicoke, and I have ranked them all – including Nativity of Our Lord at #15, St. Benedict at #18 and Holy Child at #23 – these are only the ones in the Top 10. Here are the 2013 SUSI Rankings for Catholic schools in the city of Etobicoke:

1. St. Clement Catholic School

St. Clement Catholic School is Number One in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Markland Wood, in the Bloor/Renforth area. Being your Realtor, in December of 2012 I would hope for good luck in getting a home here! There were only 4 properties available in this district (within 1.5km walking; NO available bussing to this school), from $625K-$2M.

However, if we can get you into this school district, then we should! Their record of EQAO pass-rates is close to flawless, and truly, this is the “best bet” for the chance to give your child a quality Catholic school education.

The bottom line is that if your budget is in the $700-$900K range, then we should be looking for homes for you in this district right here. The only problem is low inventory.

2. Holy Angels Catholic School

Holy Angels Catholic School is Number Two in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Islington, in the Islington/Queensway area. Being your Realtor, in December of 2012 I could show you a wealth of affordable properties in this district! (within 1.5km walking, or with available bussing to the school) There were 19 detached (12 of them under $700K) and sixteen 2-bedroom condo apartments ($285-$700K) available.

Holy Angels has had some great EQAO pass-rates over the past seven years, although last year they did have an ugly 53 in Grade 6 math. Let’s hope it’s just a one-year aberration.

The bottom line is that if you have a smaller budget, then the Holy Angels school district is definitely an area we should be further investigating for you.

3. St. Demetrius Catholic School

St. Demetrius Catholic School is Number Three in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Humber Heights-Westmount, in the Royal York/Eglinton area. There are, indeed, desirable detached homes in this school district (within 1.5km walking; NO available bussing to this school), but in December of 2012 I could not show any of them because there weren’t any for sale!

For the lower-incomed families, however, I could show you seven 2- or 3-bedroom condos from $279K to $390K, and that’s a pretty good deal! St. Demetrius is a school that does well every year, and last year for Grade 6, acheived a 100% pass-rate in Writing, Reading, AND Math!

But the bottom line is that this may be a great find for those families with a lower budget, willing to live in a condominium. For those seeking a detached home in this school district, we’ll have to be patient.

4. Josyf Cardinal Slipyj Catholic School

Josyf Cardinal Slipyj Catholic School is Number Four in the Etobicoke Catholic school rankings, and is located in the neighbourhood of West Deane Park, in the Rathburn/427 area. As your Realtor, I’d advise you that you can find detached homes here (within 1.5km walking; NO available bussing to this school) that are fairly reasonable in price. In December of 2012, four detached homes priced at $539K-$669K were available, plus one priced at $1.4M.

Josyf Cardinal Slipyj Catholic School has posted consistently good EQAO pass-rates over the last seven years, with no glaring deficiencies or discrepancies. I fully recommend this school to any concerned parent looking to improve their odds of having their child receive a proper education.

The bottom line is that your budget is only in the $600K range, then as your Realtor I would be looking to this district as a strong possibility for your family.

5. St. Teresa Catholic School

St. Teresa Catholic School is Number Five in the Etobicoke Catholic school rankings, and is located in the neighbourhood of New Toronto, in the Lakeshore/Islington area. It’s a great school district, with affordable homes near the lake, but you’ll have to compromise on size to live here (within 1.5km walking; NO available bussing to this school).

In December of 2012, as your Realtor, I could have shown you three small 2-bedroom condos ($230K-$250K), one small townhome ($360K), one small semi-detached ($522K), and 9 small detached homes ($400K-$1.1M). One of the detached homes ($499K) was on a lot only 17 feet wide!

St. Teresa Catholic School gets fantastic numbers on occasion, posting three 100% scores in Grade 3 in the last two years. However, they have not been entirely consistent over the last seven years, which could be a small concern.

The bottom line is that if you can trade a small interior living space for the opportunity to live near the lake, then this district may be right for your family.

6. Mother Cabrini Catholic School

Mother Cabrini Catholic School is Number Six in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Eringate, in the Renforth/Eglinton area. This school district is another area with low inventory. In December of 2012, as your Realtor, I could have only shown you three properties in total (within 1.5km walking; NO available bussing to this school) – 2 bungalows ($509K-$538K) and a townhome ($529K).

Mother Cabrini is also not as consistent as some of the other schools ranked above her. They have great years, and they have average years. Some would argue that “average” years are good enough; I may even argue that, too. But I would like to see a little more consistency than this.

The bottom line is that those with a budget of $500k-$550K should seriously look at Mother Cabrini Catholic School district as an excellent option.

7. Our Lady of Sorrows Catholic School

Our Lady of Sorrows Catholic School is Number Seven in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Islington, in the Islington/Bloor area. It is a massive school district so there always will be TONNES of inventory (within 1.5km walking, or with available bussing to the school). In December of 2012, as your Realtor, I could have shown you 29 detached homes ($519K-$2.5M) and around 60 2- or 3-bedroom condo units ($250K-$1.1M).

The school itself does very well for having such a large, diverse community to serve. It has been more-than-sufficiently consistent with their EQAO pass-rates, with zero discrepancies throughout the last seven years.

The bottom line is I recommend this school district to every one of my clients who are seeking to live in Central or South Etobicoke.

8. Father Serra Catholic School

Father Serra Catholic School is Number Eight in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Richview, in the Islington/Eglinton area. In December of 2012, as your Realtor, I could have shown you 5 detached homes in this area (within 1.5km walking, or with available bussing to the school) available from $565K-$790K.

Father Serra Catholic School appears to be very good with the Grade 6 EQAO pass-rates, an indication that they develop their children properly. They hold a special advantage in the maths.

The bottom line is that I recommend this area to my clients in the $600K-$800K budget range, although the inventory is low.

9. St. Gregory Catholic School

St. Gregory Catholic School is Number Nine in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Islington, in the Rathburn/Kipling area. In December of 2012, as your Realtor, I could have shown you 9 detached homes in this area (within 1.5km walking, or with available bussing to the school) that were available from $540K-$800K, and an additional 22 properties over $950K.

St. Gregory has a large bussing area that it services, as it is a larger school that can handle more students. It is another school that is more-than-sufficient in its consistency to keep posting very good EQAO pass-rates.

The bottom line is that I recommend this district to most of my clients, especially the ones that prefer to be close to the 427 and 401 highways.

10. Christ The King Catholic School

Christ The King Catholic School is Number Ten in the Etobicoke Catholic school rankings, and is located in the neighbourhood of Long Branch, in the Lakeshore/Brown’s Line area. In December of 2012, as your Realtor, I could have shown you 7 condos ($295K-$650K), 4 small townhomes ($360-$480K), and 17 detached homes ($475K-$1.12M) in this area (within 1.5km walking, or with available bussing to the school).

This is another school district by the lake, so you might have to compromise on the size of your property if this is what you desire. Christ the King Catholic School is not as consistent as some of the other schools in this list, but I believe that they are consistent enough.

The bottom line is – like the St. Teresa school district – if you handle a smaller space and want to be close the lake, then this area may be the right one for you and your family.

What Does This Mean for YOU?

If you’re looking for a great school district for your family, it is essential that you have a real estate agent who knows schools to help you out. Real estate agents for buyers are free of charge. Promise you’ll buy with me and I’ll advise you not only on schools, but on everything else you need to know! And there are a TONNE of things you need to consider…

  • How far do you want to be from work? Do you need to be close to highways? To a GO station?
  • Do you need to have a community center nearby?
  • Is a townhouse right for you? Do know the difference between condominium and freehold?
  • Is the age of a home important to you?
  • The reputation real estate agents have is not favourable. It is more than often deserved, however. I have seen it first-hand and it is disgusting. Do you know if your agent is knowledgeable, honest and trustworthy?
  • When you find a home, does the furnace need replacing? Roof? Windows? Attic insulation? Is there mold?
  • Where do the airplanes fly? Will they fly over your home? Does this matter to you?
  • Is French Immersion an option for your family?

The trick for every home-seeker is to be armed with as much knowledge as possible so that you can make an informed decision in finding the best possible home in the best possible school district for your family.
